Required Documents for Property Sale and Purchase

🔹 From the Seller

  • Title deed of ownership (contract of purchase, donation, inheritance, etc.)

  • Certificate of Registration from the Land Registry or Cadastral extract

  • Electronic Building Identity 

  • Energy Performance Certificate (EPC)

  • Municipal Tax Clearance Certificate (TAP)

  • ENFIA (property tax) statements of the last five years and proof of payment

  • ENFIA Certificate (no outstanding tax due) issued by the Tax Authority (AADE)

  • Tax clearance certificate

  • Social security clearance certificate

  • Identification documents and Tax Identification Number (TIN)


🔹 From the Buyer

  • Tax Identification Number (TIN) and ID card/passport

  • Tax clearance certificate 

  • Proof of payment of the property transfer tax (from the Tax Authority – AADE)

  • Loan pre-approval/loan agreement (if purchased with a mortgage)


🔹 Common / Procedural Steps

  • Filing of the property transfer tax declaration with the Tax Authority (AADE) before the contract

  • Drafting of the deed before a notary public

  • Registration of the deed at the Land Registry or Cadastral Office
